Overall Description of the Target Real Estate Market

Summary:  Sales volumes are off their summer highs, but still higher than they were in the beginning of 2006. 

Home sales in this price range rose each month between January and July and have decreased slightly each month since July.  However, the widely accepted notion that there has been a substantial drop-off in volume since summer is erroneous. 

Sales in August actually exceeded the average and September sales are only 30 units off the average monthly sales volume of 385.  The first few weeks of October appear to be below average, but title companies report that sales traditionally cluster near the end of the month anyway.
