Summary: Overall, prices per square foot (P/SqF) in Meridian, Kuna, Nampa, Middleton, and Emmett have caught up with Boise prices. Only Caldwell lags behind.
Prices per square foot have not dropped! Overall, price per square foot is the same price now as it was in the red-hot market this spring. October prices are $7 per foot higher than they were at the beginning of the year. Right now Boise, Kuna and Middleton prices are at their highest point this year—and perhaps their highest point ever.

October and/or September prices per square foot are at or above average in every city in the valley. In fact, Boise and Kuna are basically at their highest points this year. Meridian, Nampa and Caldwell are all off their highs for the year, but every city is well above the P/PSqF at the beginning of the year.

Average Sales Price per Square Foot by Month: New vs. Existing Homes
Summary: For new homes, the average price per square footage has remained flat all year. Existing home prices have seen steady gains since January and remain at their highest levels.
New home P/SqF has stayed relatively flat over the course of the year and, in fact, appears to have dropped slightly in the past few months. Existing home P/SqF, however, rose steadily for the first six months of the year and have remained high. To-date, October prices are over $10 per square foot higher than they were in January.
