Sales by City

Summary:  Month-by-month sales volumes in the various communities mirror the overall Treasure Valley trend—rising steadily through early winter / spring, peaking in May, and dropping slightly in the summer / fall.

August / September sales are the same or higher than January / February sales.  In Canyon county, the past few months are substantially stronger than the first months of the year.  In all cases, April / May / June represent the peak sales months.

New Home Sales vs. Existing Home Sales

Summary:  In this price range, home sales are dominated by existing homes, not new construction. 

 

New homes represent less than a quarter of total sales in a typical month.  Interestingly, new homes represented the smallest percentage of total sales in the summer months when overall sales were highest. 

It is also important to note the actual number of new home sales.  Even at it highest point this year, new home sales in Ada and Canyon counties combined have never exceeded 100.  There are more than three existing homes changing hands for every one new home sold.
