Selling your home does not have to be as hard as it seems. Like most other undertakings, selling a home boils down to making a good plan and then using that plan to meet whatever challenges arise.

Without question, the most important consideration when selling a home is pricing it right. Here at Eagle Rock, we’ll start by shopping for your home. We’ll look at comparable homes in your area and shop them as if we were the customer—considering factors like age, square footage, lot size, condition, and other amenities like landscaping, privacy, and proximity to parks, schools, etc. We will provide you with a list of all the active, pending and sold homes that are similar to yours and work with you to determine a market price.

When a home is priced right, you should expect to have inquiries instantly and showings within a few days. Even in the worst real estate market in the past century (2007-2011), we have had homes under come under contract within a few days simply by knowing exactly what price to ask. In this day and age of ubiquitous online information, home buyers will know what the market price is. Don’t base your strategy on “hoping we get lucky.” We’ll do the homework and you’ll know exactly why we recommend various prices.


Legally, we can only move forward with a listing agreement. As your listing agent, we will be contractually bound to provide you with accurate and timely information in good faith and reasonable care. We will also be responsible to account for earnest money and provide you with facts and information to help you make decisions.

The bottom line is that we work with you to identify the appropriate strategy for your home. Like a good mechanic, we also work to use the least expensive solutions first. In most cases, home staging and exotic forms of paid advertising are nice but unnecessary expenses.
