Selling your home does not have to be as hard as it seems. Like most other undertakings, selling a home boils down to making a good plan and then using that plan to meet whatever challenges arise.

Without question, the most important consideration when selling a home is pricing it right. Here at Eagle Rock, we’ll start by shopping for your home. We’ll look at comparable homes in your area and shop them as if we were the customer—considering factors like age, square footage, lot size, condition, and other amenities like landscaping, privacy, and proximity to parks, schools, etc. We will provide you with a list of all the active, pending and sold homes that are similar to yours and work with you to determine a market price.
When a home is priced right, you should expect to have inquiries instantly and showings within a few days. Even in the worst real estate market in the past century (2007-2011), we have had homes under come under contract within a few days simply by knowing exactly what price to ask. In this day and age of ubiquitous online information, home buyers will know what the market price is. Don’t base your strategy on “hoping we get lucky.” We’ll do the homework and you’ll know exactly why we recommend various prices.
Legally, we can only move forward with a listing agreement. As your listing agent, we will be contractually bound to provide you with accurate and timely information in good faith and reasonable care. We will also be responsible to account for earnest money and provide you with facts and information to help you make decisions.
At Century 21 Eagle Rock, we do not require clients to list with us for a minimum time period, nor do we lock you into a listing if you wish to withdraw. We view a listing as a partnership and follow strict protocol and internal checklists for maintaining our listings and—most importantly—keeping on touch with you. It’s stressful enough to sell your home without having to babysit your professional representative. If there’s one complaint across the real estate industry, it’s communications. To date, we haven’t had this complaint because of our attention to detail and because of our devotion to checklists.
As already indicated, in my experience selling Boise homes for many years now, the most important factor in selling your home is pricing it right to begin with. With the Multiple Listing Service (MLS) and other online real estate search services, your home really does get out in front of interested home buyers. That said, there are a variety of additional resources we have used. They include Craigslist.org, Realtor.org, Trulia, the newspaper, on-site flyers, local real estate magazines, open houses, agent to agent communications, email flyers, virtual tours, lawn signs, youtube, staging services, neighbors, word-of-mouth, and probably some other resources we forgot to list.
The bottom line is that we work with you to identify the appropriate strategy for your home. Like a good mechanic, we also work to use the least expensive solutions first. In most cases, home staging and exotic forms of paid advertising are nice but unnecessary expenses.
Our philosophy on real estate negotiations are very simple—win-win. In the end, it’s only a good deal if everyone feels good about it. We work very hard to help you gather the information you need to make logical, rational, business-savvy decisions rather than spur-of-the-moment, irrational, or emotional decisions. Over 15 years of sales and business analytics experience in addition to an MBA from Northwestern University has provided me with tools for understanding markets, buyer motivations, and negotiation tactics. This experience and confidence has helped me work through some tough negotiations where emotions and tempers might have sabotaged the deal. The culmination of our sales and marketing plan for your home is, of course, the settlement or closing. I make it a point to attend every closing—even if only to provide moral support. We almost always recommend closing with a title company and we have several title officers we have worked with for years. Completing the settlement through a reputable title and escrow company will ensure you have a thorough title search, reliable title insurance, and careful handling of all escrows. Whether you’re buying a foreclosure, selling your rental property, closing on a short sale or completing a lease purchase, a successful settlement via a top-notch title company is a perfect way to close your transaction.
