When a suitable home is located, the client is presented with a “Lease Option Agreement.” This, in essence, binds the client to a month-to-month rental on the property until he chooses to exercise his option to purchase, or when it becomes apparent that he will not qualify for a traditional mortgage.  An offer is submitted. Every offer is contingent on receiving an adequate appraisal (sufficient to cover the price of the home plus the HELP mark-up), and a satisfactory home inspection. The home will eventually be sold again to the Client at an agreed upon price.
