Step 8: Client Occupancy

As per contract, the client will occupy the home as a month-to-month renter. The client will be responsible for most repairs, and damage done to the home during their occupancy. The client will also be responsible for the monthly lease payment agreed to prior to the purchase of the home. This lease payment will remain effective until the client chooses to purchase the home or 12 months, whichever is shorter.

The lease option stands for a total of 12 months so long as the client remains current with all terms and conditions of the contract. After 12 months, the lease option expires and HELP is authorized to do with the home as they see fit. This might include:

  • Allowing the current HELP client to maintain occupancy as a month-to-month renter.
  • Evicting the current HELP client and preparing the home for a new HELP client.
  • Selling the home on the open market.

In any event, the cost basis of the home is significantly lower than the fair market price and should be an asset that is easy to liquidate. It is for this reason that HELP requires that potential homes be located in municipalities that are of proven value and have a growth rate demanding home sales.
