Step 5: Finding a Home

After the client knows the budget for a home, a HELP representative is assigned to act as the new client’s realtor and representative. The client will be shown all available homes of interest in the given market and price point, allowing them the maximum freedom possible to choose a home suitable for their need and wants.

Specific restrictions do apply to home selections, which include:

The municipality in which the home resides. This is important in case the client should fail and HELP needs to liquidate the home. Only municipalities that have a proven track record of growth, appreciation and value will be permitted.

  • The home must be under-priced for its direct area. That is to say, each qualifying home must be for sale at a price lower than comparable homes in the comparable area, and the home must be able to justifiably appraise at the higher “market” value. Homes that might qualify would include those that are financially distressed, those priced for a quick sale, or new homes built and being sold below market value. All of these scenarios are relatively common occurrences.
  • The home must pass an independent home inspection, including inspections of all mechanical systems, lot conditions, crawl-space conditions, and general aesthetic conditions. This inspection will be done before the home may be closed.

Preferable conditions to facilitate the transaction would also include:

  • No listing real estate agent (For Sale by Owner).
  • A motivated seller, thus allowing for a more profitable negotiation.
  • A new home or a recently built home.
  • A home in which the current owner has established a high level of equity.
