Step 9: Credit Improvement
The success of the business plan depends entirely upon how quickly clients reach a “credit worthy” status, thereby becoming able to qualify for a traditional mortgage loan. From the moment the client occupies the home, HELP will begin to actively improve the credit scores of its clients. As a requirement, every new client who enters the program must meet with the Credit Repair Specialist for an introductory meeting. In this meeting, they are educated on how their credit will be repaired and what contribution they will have to make. Additionally, they will be told which decisions will adversely affect their score. In the “Lease Option Agreement” signed by the client it states:
Should Buyer incur any new debt, agree to any new commitment deemed to damage credit or have any previous undisclosed debt come into discovery, this agreement shall be terminated in full. (“Lease Option Agreement”, Article 10.2)
HELP has formed a relationship with a highly effective credit repair company who immediately begins the process of improving credit scores for the future closing. This is accomplished through a variety of methods.
- Counseling clients to eliminate debt on credit lines.
- Educating clients on what they can and cannot do to affect their credit scores in the near future (i.e. apply for in-store credit etc.)
- Disputing unjustified credit challenges.
- Eliminating unneeded consumer debt items such as large TV’s, boats, etc.
On a regular basis, the Credit Repair Specialist contacts the clients working in a proactive manner with them in an effort to improve the credit score. This service continues for the duration of the program with constant attention being paid to the improvement of the credit score, and the building of new financial habits that promote the long-term success of the individual. HELP will continue to excel so long as its clients are truly benefited by the program.
